Rather than demolish the historic house originally located on-site, it was carefully relocated to face 38th Avenue preserving neighborhood character while reducing construction waste. The property includes one level of retail with three levels of LEED Platinum-certified apartments, reflecting a strong commitment to sustainability and modern urban living. A sky-bridge corridor was incorporated to break up the residential massing, creating a more open and inviting architectural presence. At street level, a permeable-surface courtyard with vegetated planters captures and manages stormwater on-site, further enhancing the building’s environmentally conscious design.
